The conditions or “subjects” used daily in real estate contracts are carefully worded by legal professionals to ensure there’s no room for misinterpretation.
But this doesn’t exactly mean they’re always the easiest to understand.
I thought I’d explain a condition that you’ll see commonly used by buyers in the average home purchase.

When you put it in perspective, does it not seem ridiculous?
Put it this way.
When you get the inspection, there’s only 2 possible outcomes:
The house will pass, and you can move in with the peace of mind that you are entering this home in a condition that is suitable for living for years to come.
Or
You’ll find out the house has some sort of unforeseen issue, and you can back away from the contract, no strings attached.
These things often aren’t easily detectable, and can potentially cause devastating issues that could completely ruin everything.
If you choose to waive the inspection and the foundation rots under your feet, no one is coming to save you.
Don’t be silly. Get the inspection.

The market is a cycle. 🔄
If you fall into the trap of waiting for the day the rates drop to all-time-lows, 1 of 2 things will happen.
The rates may NEVER drop as low as you’re hoping for.
You’ll watch property values rise higher as time passes, and you lose out on overtime gains.
Or
The day WILL come, but now everyone else is on the market too.
And when there’s a lot of demand in the market, prices tend to go up to even things out.
My advice is that you should get pre-approved.
Don’t be scared.
If you don’t like the number this time, try again in 6 months to a year.
You can’t do any sort of planning without a number.
The “perfect time” to buy, is when you can afford an ideal home at the amount you’ve been pre-approved for. It’s that simple.

Are you thinking of taking on the greatest career someone could have?

And the process to becoming a realtor is actually pretty straightforward. It goes like this.
1 - The Real Estate Trading Services Licensing Course
- The first step is to register for this course from the UBC Sauder School of Business. It’s done online, and will be based around assignments from the largest textbook you’ve ever seen. (I read it twice!)
2 - English Language Proficiency Requirement
- You’ll need to satisfy your ELPR to qualify to take the real estate exam
- The majority of people will do this through CELPIP, a 2-3 long English exam that tests Reading, Writing, Listening, and Speaking.
- You’ll need to achieve a score of 7 or more.
3 - The Real Estate Exam
- Once the first 2 prerequisites have been completed, you can now take the exam.
- The test is known to be objectively difficult, with a 70% grade required to pass.
- Study hard. Trust me.
4 - Applied Practice Course
- Once you’ve passed the final exam, there’s one last thing to do to get licensed.
- The AP course challenges you to take on hands-on assignments, including hosting your own open house, and more.
- You will have a temporary license to be able to fulfill these assignments, before being issued your permanent license upon completion of the course.
