“ but, in this world, nothing is certain except ☠️ and taxes,” Benjamin Franklin Well it’s Property Tax Time. Here’s a reminder and a little explanation on where your tax dollars go … “ Property taxes are collected by your local taxing authority, i.e. municipality, Indigenous community, or the surveyor of taxes in rural areas, and are used by the local taxing authority and distributed to the provincial government to help pay for things like schools, hospitals, and to other taxing agencies like transit authorities “ quoted from BC Assessment website.

My WHY ! I have a deep desire to help. Whether is be coaching my kids, volunteering, assisting clients it’s in my blood to want to help however I can. I always try to go above and beyond for our clients and focus on communication so they always know what step of the process we are on, what is next and what to expect. There is nothing worse for first time home buyers than feeling unsure of what’s ahead. I am grateful our clients appreciated this approach and felt comfortable through the process of purchasing their very first home🏠🫶🏻 thank you for the kind words it was truly my pleasure.

Wherever you live on the Island we are in close proximity to some amazing Farmers Markets. Here are a few for the Central Island area if you’re looking to check one out. Nanaimo Farmers Market, where you can find fresh produce, handmade crafts, and delicious treats there is one located at Beban Park Wednesday 3:00 to 6:00 located across from the fair grounds. Prince Acre farmers market is open Wednesday 10:00 to 2:00 in Lantzville across from the Winchelsea Golf Course. Cedar has a Sunday market 10:00 to 2:00 located at 1984 Woobank. Duncan hosts a farmers market 10:00 to 2:00 Saturdays at 200 Craig Street. Qualicum Beach Summers Market 172 Vetrans way is May until October Saturdays 8:30 am to noon. Parksville shuts down the entire downtown block in the summer for one big farmers market for Summer by the sea Tuesday 6:00 to 9:00. Basically you could spend every day at a farmers market somewhere central Island. When shopping locally as well for other items, it’s always a good idea to explore the smaller towns and villages on Central Vancouver Island. Places like Parksville, Qualicum Beach, and Courtenay have their own charming shops and boutiques that are worth checking out. So, get out there and support your local businesses on Central Vancouver Island. Not only will you find unique and high-quality products, but you’ll also be making a positive impact on your community. Happy shopping!

Not all subject to sale stories are a success but this one is 🫶🏻. Subject to sale is where you are wanting to purchase a home but in order to purchase that home you need or want to sell yours first. We have alot of clients come to us wanting to move but only if they find the perfect home first before selling theirs. Although there are other ways to achieve this ie: having subjects for the sellers, longer closing dates etc most lean towards going subject to sale. Out of the 14 new builds we saw together our clients knew this was their forever home. They were able to secure this home subject to sale and through great planning and communication, able to remove all subjects to complete on this beautiful new rancher in Ladysmith for them and their fur family 🐾. Thank you for allowing me to be apart of your journey transitioning to the Island and trusting our guidance. It was my pleasure to support your dream come true. Welcome to Island living I and J , congratulations on your brand new home and chapter of your lives 🎉

Thank you for the kind words and your continued trust and support. We ended up doing 3 transactions for this lovely couple in less than a year. We sold 2 of their investment condos and helped them purchase another investment condo. I was my absolute pleasure to be involved with all 3 transactions F and H and I look forward to assisting you in the future on your next transaction. 📱If you know anyone looking to buy or sell and they need an Island agent I would be happy to support them as well.

A big Congratulations to our sellers on their 3rd transaction with us in less than a year !!!! Thank you to F and H for trusting our team with the sale of your investment property. Selling a tenanted property adds a little more complexity to the transaction but our clients trusted our process and they ended up getting an accepted offer in just a few days on market. Thanks @sandersontodd for a great transaction together !
