While the specialty coffee adds up…it’s probably not the reason you can’t afford the house. Perhaps it’s your car payment 🫠 whatever it is…I would focus on knocking out the large, fixed debt payments because this is what hurts your ability to get pre-approved. Knock out the car loan, student loan, and credit card bills. Save the minimum down payment needed and buy something small. Let it appreciate over the years. Sell it and buy something larger. Let that appreciate and buy something larger. This is the way 😎

Do you know how many showings you should be getting before you get an offer? I do 🤓 Take an honest look at the feedback and make any and all adjustments you can if your home isn’t selling. Sometimes it’s the price. Sometimes it’s other things. Sometimes it’s price and other things. Hopefully you have an agent who is able to interpret the data to get your home sold 🤗

My advice is the same today…start small and get creative if you want to buy a house. Get the little condo or townhome on the outskirts of town. My first house was in a questionable neighborhood. The kind of neighborhood you want a big dog in. The dining room had olive green walls and the master bedroom was pale purple. The ceiling was peeling in the kitchen from ice dams and roof leaks. The porch was falling off. The back door didn’t even close properly. But it was one of the best investments we’ve ever made.

My clients closed on a record breaking sale for this complex last week 🥰
They took ALL my advice in preparing for market over the past couple months and it paid off. We had a Stager come in and do a consultation to help them understand how to best show their unit using what furniture pieces they currently had. They then hired a professional cleaner the week of going on the market to make the property show its best. We priced it appropriately for the market (though above the last comp 😎) and the condition of the unit and then had open houses all weekend.
We were able to get 3 offers over asking the first weekend and ultimately accepted one where the buyers waived the appraisal.
